The Monarch
The Monarch, launched in 2009, marked a turning point for John Keells Properties and Colombo’s luxury residential market. Built above the fully operational Crescat Shopping Mall, the 32-storey mixed-use development introduced 197 upscale residences and redefined urban living in the city. Designed by internationally renowned architects and delivered at a time when high-rise living was still emerging, The Monarch set new standards for design, views, and lifestyle convenience. Its success validated apartment living as a premium choice and laid the foundation for the landmark developments that followed.
The Emperor
The Emperor, launched in 2012, redefined the benchmark for luxury living in Colombo as the city’s first mixed-use residential development. Rising 35 storeys above the urban landscape, it comprised 163 exclusive residences, including 2-, 3-, and 4-bedroom apartments, penthouses, and presidential suites. Designed by P&T Singapore, the development delivered expansive homes with panoramic views of the Indian Ocean and Beira Lake, and symbolized elevated city living. The Emperor went on to become one of Colombo’s most distinguished and enduring luxury residential addresses.
7th Sense
7th Sense, launched in 2016, was conceived as an exclusive super-luxury residential development, blending refined elegance with timeless comfort. Situated on Gregory’s Road, within one of Colombo’s most prestigious neighbourhoods, it offered unmatched convenience close to leading offices, schools, and entertainment hubs. Designed by P&T Singapore and built by Sanken Sri Lanka, the development featured a curated selection of luxury amenities, including a swimming pool, gym, steam room, sauna, and a half-acre rooftop recreation area, which set a new benchmark for sophisticated urban living in Colombo.
OnThree20
OnThree20, launched in 2015, introduced Sri Lanka’s first affordable luxury residential development, transforming Colombo’s condominium landscape with accessibility at its core. Spanning three towers and 37 floors, the development comprised 475 modern apartments designed for effortless city living. Built on the former Singer head office site, its central location, integrated amenities including pools, a gym, games, and squash courts, and efficient living spaces symbolized a shift towards convenient, high-density urban living and went on to catalyze the wider redevelopment of the surrounding cityscape.
